29.1: A Beautiful Counterattack
The meeting continued.
The atmosphere in the conference room seemed even more tense
and heavy than before.
After taking a silent, deep breath, Chu Qianmiao spoke
first.
"Ms. Dong, regarding the issue of the factory buildings
leased to the company by the industrial base lacking proof of ownership, we can
offer a solution."
Dong Lan looked up at her, offering her the patience to
listen.
Chu Qianmiao quickly seized that patience.
She turned to look at Sui Huan first. Sui Huan didn't bring
her computer, so Chu Qianmiao said to her, "Sui Huan, please take
notes."
Then she turned back to Dong Lan and laid out her solution:
"Ms. Dong, the current situation is that although the industrial base is
under government jurisdiction, and the contract with them generally won't be a
problem, since the factory building doesn't have a property ownership
certificate, the company still faces potential risks due to incomplete property
ownership procedures. To address this potential risk, the relevant departments
will need to issue several commitment documents."
She spoke clearly but quickly, not giving Sui Huan time to
pause and record on her phone.
"First, Mr. Xiao from the Legal Department needs to
arrange for someone to contact the Industrial Base Management Committee and
request a letter of commitment. Specifically, this letter states that the
factory building they leased to the company is free of any obstacles to its
use, and that it will not be demolished or included in the government's
demolition plan within the next five years." After a pause, she continued,
"Just now, during a break in the meeting, Attorney Zhang spoke with his
friends in the government and confirmed that the industrial base will not be
subject to either of these two types of demolition. They can issue a letter of
commitment with the above content."
"Then, we need to go to the local government where the
industrial base is located and have them issue a letter of commitment with the
same content."
"Finally, Ms. Dong, you will issue a guarantee letter,
promising that if the factory building we lease becomes unusable in the future,
and any losses incurred by the company are incurred, you will cover these
losses."
Chu Qianmiao glanced at Sui Huan and saw that she seemed a
little lost.
She turned her gaze to Ren Yan and called, "Mr.
Ren."
Ren Yan responded by looking at her. For a moment, Chu
Qianmiao felt his eyes were even deeper than usual. Like a dark pool of water,

approach?" She asked, meeting Ren Yan's gaze.
She couldn't directly tell Dong Lan that practically

say it, but it wouldn't be as easy for Dong Lan to accept as Ren Yan. After
all, she was Zhang Teng's subordinate, and there was a suspicion of mutual
protection.
Ren Yan glanced at her, his gaze sweeping across her face
like the wind blowing through a willow tree, leaving no trace.
He turned to Dong Lan and said, "Ms. Dong, Lawyer Chu
has handled this very thoroughly. After these letters of commitment have been
issued, the factory's lack of title certificates will no longer pose a problem
for the company's listing. The IPO review committee won't hold onto this issue
when the company goes to the board meeting." (The IPO review committee of
the China Securities Regulatory Commission convenes a meeting to review a
listed company's application documents. Only after passing the review can a
company go public.)
Dong Lan nodded, her expression softening slightly.
Chu Qianmiao looked at Sui Huan, who was writing furiously,
and spoke.
"Sui Huan, the three commitments are crucial. Don't
make any mistakes. If you're not sure about any of them, you can ask me
now."
Sui Huan raised her head and stammered, "I've written
them all down."
Chu Qianmiao knew she was lying the moment she heard her
stammer.
She was about to say, "Why don't you repeat it so we
can confirm it?"
But someone else spoke for her: "If you've written it
down, repeat it. Which three are they?"
The speaker was Dong Lan. Chu Qianmiao was both surprised
and not quite surprised. Dong Lan must have sensed the hesitant tone, and she
must have wondered what level of competence her employees possessed behind that
weak murmur.
Sui Huan could only explain who she'd contacted to issue the
letters of commitment, but she faltered and struggled to articulate the
contents of the three letters.
This wouldn't have been a big deal under normal
circumstances; anything she couldn't remember in the meeting could be discussed
privately afterward.
The fact that the contents of the three letters of
commitment weren't complex, however, was that Sui Huan, a legal professional,
couldn't remember them. This revealed her competence—it practically required
hands-on instruction.
Dong Lan stared at Sui Huan, causing her head to bow deeply.
Chu Qianmiao knew she was panicking.
Okay, panicking is fine.
Chu Qianmiao turned and exchanged glances with Zhang Teng,
exchanging a glance.
It was Zhang Teng's turn to speak.
Zhang Teng said, "Ms. Dong, due to the unique nature of
the home renovation business, it's inevitable that your company will have legal
disputes with clients. However, most renovations don't involve a large amount
of money, so these minor legal disputes, if considered individually, won't have
a significant impact on your company's finances, business, operations,
reputation, and so on. However, if these legal disputes become too

plan for contract litigation disputes."
Chu Qianmiao quickly chimed in, "I've discussed this
with Mr. Xiao from the legal department. Mr. Xiao said they'll be developing a
solution for legal disputes."
Mr. Xiao looked at Sui Huan, "I told you to get it
done. How are you getting it done?"
Sui Huan subconsciously glanced at Chu Qianmiao, "Not
yet... not completely finished."
Chu Qianmiao stared back, "You can talk about it
first."
Sui Huan watched her bite her lower lip. For a moment, Chu
Qianmiao felt a flicker of pity for her. Dong Lan's voice rose at the end, a
hint of dissatisfaction surfacing. "Is a litigation dispute resolution
plan that difficult? It's not even ready yet?"
Sui Huan's teeth brushed past her lower lip, her face
turning red and white as she spoke, "If there's a contract dispute,
resolve it as quickly as possible. If it can be settled through negotiation, do
so. If it can avoid litigation, do so as much as possible... Once a dispute
arises, once it arises..."
She couldn't continue.
Chu Qianmiao sighed inwardly. She had already said
everything she'd said to her, and she'd said a lot more afterwards, but Sui
Huan hadn't taken the time to remember.
Chu Qianmiao continued.

to immediately establish a dispute resolution team, led by the head of legal
affairs. The team should then communicate with the contract enforcement

Chu Qianmiao's voice was clear and crisp, her tone smooth
and confident.
"Based on the circumstances of the dispute, a
resolution should be discussed as quickly as possible. Prepare as many
solutions as possible, comparing their feasibility and corresponding outcomes,
ensuring both optimal solutions and alternatives. Furthermore, consider
outsourcing litigation cases. While having the company's legal department
handle litigation can save costs, some areas have regional judicial protection,
requiring local lawyers to handle the case."
Chu Qianmiao finished her speech in one breath, and Sui
Huan's face turned from red to white, then from white to gray.
Zhang Teng asked a few more questions. Without exception,
these questions were Sui Huan's responsibility, but she couldn't answer any of
them properly. In the end, it was Chu Qianmiao who provided complete solutions.
